Phillip specialises in advising international investors and developers on transactions in the London commercial real estate market. His practice spans high-value acquisitions, disposals, and development projects, where he is known for combining deep market insight with a pragmatic and commercial approach.

With extensive experience navigating complex cross-border investments, Phillip is a trusted adviser to clients seeking to access London’s prime property market. His leadership has been central to the continued success of Fox Williams’ real estate practice, ensuring clients receive clear, strategic advice tailored to their business objectives.

Phillip has over 25 years’ experience acting for overseas investors into the London real estate market, primarily from the Middle East and Asia. Much of his work involves advising on ownership structures, and he has particular expertise in large-scale development projects as well as acting for hotel owners on acquisitions, disposals, and management agreements.

He has advised on the acquisition and development agreements for several landmark Central London schemes and represents developers on strategic and complex land acquisitions. His clients include overseas companies, sovereign wealth funds, entrepreneurs, and developers.

Phillip regularly travels to the Middle East and Asia on business and has spoken on London real estate investment at leading international conferences and events.

Experience

  • Advised a landlord on the letting of an entire office building to a leading West Coast based technology company for use as its UK research facility and offices. The transaction involved complex arrangements to secure vacant possession and terminate the previous lease contemporaneously with the new grant of a new lease to the US based tech giant.

  • Advised a prominent Rugby League team on the acquisition of its stadium, including ancillary leasing arrangements and a development agreement for the surrounding land, with ongoing lettings to major retailers and community-based facilities.

  • Acting for multiple landowners on disposals to major residential developers for development purposes, involving secured third-party payments, overage, and promotion agreements.

  • Advised a central London landowner on a Development Management Agreement relating to the full demolition and redevelopment of three office buildings.

  • Acted for a Middle East–based fund on the management of a 22-property London commercial portfolio, handling lettings, redevelopment, and asset management issues.

  • Represented the owner of a five-star London hotel on the removal of telecoms equipment to facilitate a major redevelopment project, including the addition of further levels.

  • Advised on the purchase of a portfolio of six properties at the Battersea Power Station development.

  • Acted on a £30m refinancing of a London portfolio comprising both commercial and high-value residential units for a Middle East based private fund client.
